A check out takes place at the end of a tenancy and is a vital part of the lettings procedure. The check out takes place after a tenant has vacated the property and moved all of their belongings out. The purpose of the check out is to report on the state and condition of the property at the end of the tenancy compared to its state and condition at the start of the tenancy. This is done by using the inventory that was compiled at the start and comparing each item listed against the actual property as is, now the tenancy has ended. Any differences found and noted on a check out report will provide the base for any claim made by the landlord against the tenant for damage, etc. When noting any differences found, the person carrying out the check out should take in to account what is seen as fair wear and tear and not damage caused by the tenant. Without conducting a proper check in and check out it will be extremely difficult for a landlord to prove his case if a dispute arises at the end of a tenancy over damage. It is important that a check out is conducted as soon as possible after the tenant vacates, as any delay could affect its worth as evidence if there was a dispute. Meter readings will also be taken at the check out and any maintenance issues should be noted also. |
