Interim inspections are visits to a tenanted property during a tenancy period and form part of a property management service. Letting agents and landlords may well conduct this service themselves or contract out the work to a company such as Midland First Property. The interim inspections' purpose is to satisfy the following criteria:
The inspection will also be used to alert the landlord or agent to any works that may need to be carried out as well as bringing to the attention of the tenant any matters that could lead to their being in breach of their tenancy agreement. The frequency of such visits will normally be in either 3 or 6 monthly periods, although this would depend on the letting agent’s terms of business or a relevant clause in the tenancy agreement. An interim is not a check against the inventory nor is it a check upon the living habits of the tenants and the person carrying out the inspection is not there to pass comment on the housekeeping standards of the tenants unless this impacts negatively on the property itself. Before conducting an interim inspection, the tenant must be given at least 24 hours notice as unless there is an emergency situation this is the legal minimum notice period that can be given. Following an interim inspection, Midland First Property will report back to the letting agent or landlord as to the propertys overall condition and highlight any maintenance issues which may have arisen. We will also report as to whether the general terms of the Tenancy are being adhered to. |
