An Inventory and Schedule of Condition report is a detailed and comprehensive written record of a property, its contents and its condition prior to the start of a new tenancy. It should include details about everything that exists in the property from the floorings, walls and ceilings through to fixtures and fittings and in the case of furnished properties, all items like beds, sofas, furniture, etc. Following the introduction of new legislation in April 2007 when the government introduced the Tenancy Deposit Scheme (TDS), it has never been more important to use professional inventory services to safeguard both a landlord’s property and a tenant’s deposit. If at the end of a tenancy there is a dispute between the landlord and the tenant over the condition of the property the case will now be referred to the TDS adjudicator to resolve. The adjudication process, like court, is an independent evidence-based system. An adjudicator cannot ‘assume’ and can only make a decision based on the evidence provided. By having a professional, unbiased document signed by both the landlord and the tenant that thoroughly records the condition of the property at the start of the tenancy period, you are providing effective evidence. Knowing that a professional inventory exists will encourage a tenant to return the property back to the landlord in the same condition as it was at the start of the tenancy.
